Our team members gather online data and images for the property and local market, comparables (sold, listing and rentals), vacancies, current use, etc.
We’ve partnered with a third-party data collection company that uses patented technology to provide fast and accurate property data collection solutions.
There are inspection options, and our team can help you choose the best one if you’re not sure. If onsite inspections are needed, we handle all aspects and make it easy and efficient for everyone involved. Options include:
- Exterior only: Most valuations require at least a current, onsite exterior photo of the property and surrounding area.
- Exterior and interior: We work with a responsive, well-trained team to coordinate with an onsite contact to conduct the inspection.
- No picture: Our team relies on online data, including imagery to determine the value of the property.
We review all relevant data and images and use the sales comparison approach to look at sold and listing comparables and plot those on a map. If needed, we can also use an income approach that includes looking at the potential rental income stream. We then apply human expertise to determine a final value.
All evaluations are reviewed to ensure accurate and compliant results.
