AI Use & Transparency

Technology Assists. The Qualified Evaluator Decides.

A clear, honest statement of what AI does inside EvaliFLOW — and what it never does. Built for compliance teams, examiners, and every institution that needs to trust the platform before they use it.

AI is embedded throughout EvaliFLOW, and it will keep deepening over time. That makes one principle non-negotiable, and it governs every feature decision we make:

Technology assists.
The qualified evaluator decides.

How AI Is Used in EvaliFLOW Today

Every AI feature currently in EvaliFLOW is defensible under this standard — recommending, ranking, and surfacing information for a human to review, never making the final call.

Comparable Scoring

Recommends and ranks comparables across 11 weighted dimensions. The evaluator selects which comps to use.

OCR + Data Extraction

Pulls data from tax documents to eliminate manual typing. The evaluator reviews every field before it's used.

Image Analysis

Assists with condition and quality assessment from photos. The evaluator confirms the final read.

FEMA Flood Data

Pulls and presents flood zone data via API. The evaluator interprets what it means for the file.

MLS Comparable Data

Surfaces MLS-sourced comps into a searchable rolodex. The evaluator chooses which ones to include.

AI Assistant

A conversational tool that finds comps, pulls details, and summarizes findings — on request, never automatically.

The Line We Will Never Cross

An Automated Valuation Model (AVM) produces a value estimate through a mathematical model with no qualified human making the final determination. AVMs are subject to different, stricter regulatory requirements — and they solve a different problem than EvaliFLOW is built to solve.

The line:

Auto-selecting comparables AND auto-generating a value conclusion without a qualified human reviewing, overriding, and signing off would cross into AVM territory. EvaliFLOW does not do this in any feature, in any marketing claim, or in any demo — and it never will.

An IAEG-compliant evaluation requires a qualified individual to analyze the property and market data, apply appropriate methodology, form an independent conclusion, and sign the report — taking professional responsibility for it. That accountability layer stays visible, documented, and true as EvaliFLOW's AI capabilities deepen. Every new AI feature is evaluated against this standard before it ships.

An Honest Answer on GSE Compliance

Bottom line: IAEG-compliant evaluations are not GSE-compliant for loans sold to Fannie Mae or Freddie Mac. GSE loans require full USPAP appraisals submitted through UCDP.

If your institution holds loans in portfolio — HELOCs, bridge loans, construction, jumbo portfolio, commercial — evaluations apply and EvaliFLOW is built for exactly that work. If a loan is destined for the GSE secondary market, you need a full appraisal, and we say so plainly rather than blur the distinction.

What This Means When You Ask Us Directly

When a credit officer or examiner asks about AI bias, the answer is always the same: our software provides tools and data to assist a qualified evaluator. Every report is reviewed, analyzed, and signed by a human professional who takes full responsibility for the conclusion. The AI never makes the decision — the evaluator does. This is true today, and it stays true as the platform grows.
